Six things only a furniture manufacturing property expert would say. Every one of them has cost an operator a fire NOC, a category approval, or a batch of warped timber.

Before you commit to furniture manufacturing space in the NCR, six things matter more than the rent. Whether the fire NOC specifically covers combustible wood dust — a general storage NOC does not. Whether the HSPCB consent category matches your sawdust, finishing and painting operations. Whether the electrical feeder can carry a wood drying kiln — kilns cannot share a feeder with other machinery. Whether the floor slab loading holds up under stacked timber and heavy edge banders. Whether the clear height allows vertical assembly of your tallest product. And whether every step from fire NOC verification to first dispatch is mapped before you sign.
Fire-cleared, dust-extraction-ready, kiln-verified units across Farukhnagar, Pataudi, Luhari and IMT Bawal — matched to your production flow.
A standard site visit covers rent, sq ft and "fire NOC hai". Here's the level of detail a working furniture unit actually needs.
| Item | Typical check | What UdyogAxis checks |
|---|---|---|
| Fire NOC | "Fire NOC hai" | Whether it covers combustible dust hazard, dust collector fire rating, spark detection on ducting, dust hopper separation |
| HSPCB consent | "Industrial hai" | Orange vs Red category for wood working, validity of consent, coverage for solvent-based finishing if applicable |
| Power & feeder | "Connection hai" | Sanctioned KVA, dedicated feeder for kiln, HT vs LT, headroom for simultaneous saws + dust extraction + HVAC |
| Floor slab | "Floor theek hai" | Slab loading in T/sqm for stacked timber, point-loading pads under heavy machines, reinforcement on record |
| Clear height | "Height hai" | Actual metres to underside of beam — 6 m minimum for standard furniture, 7–8 m for tall wardrobes |
| Dust extraction provision | Not usually checked | Ducting routes to machine locations, cyclone separator location, dust hopper access, exhaust discharge path |
| Dock & door | "Dock hai" | Roller door clearance for volumetric furniture, apron depth for 40-ft container, turning radius for trailer access |
| Kiln provision | Not usually checked | Whether a kiln can be installed, HSPCB implications, dedicated feeder availability, kiln chamber location |
| Timber storage | "Space hai" | Fire compartmentalisation between wood storage and processing, sprinkler coverage, moisture control provision |
| CLU & building plan | "Industrial hai" | Whether CLU permits wood working specifically, building plan vs actual, approved mezzanine for dry storage |
What furniture manufacturing space roughly costs across the NCR belt today — anchored before you start visiting.
Rates are indicative for 2026. Furniture manufacturing rents depend on fire NOC coverage, power load, dust extraction provision and dock configuration. Purpose-built units with existing dust collection and fire compartmentalisation command a 20–35% premium over generic industrial space. Call for current live inventory.
What we walk through on every furniture manufacturing site visit — because these are the details that decide whether a unit works or quietly costs you later.
The five belts most furniture manufacturers end up choosing between, and what each is actually good for.
Established furniture manufacturing cluster serving Gurugram and south Delhi markets. Large base of timber traders, hardware suppliers and skilled carpentry labour nearby. Older industrial stock — verify fire NOC and dust extraction provisions building by building. Best for mid-size units needing 5,000–20,000 sq ft.
NH-48 corridor with fast dispatch to Delhi, Jaipur and the ICD. Newer construction with better fire NOC coverage for dust hazard and modern dust extraction provision. Preferred by export-oriented furniture manufacturers and modular kitchen brands. Higher rents but superior logistics and compliance infrastructure.
Warehouse-adjacent belt with large plots and lower rents. Best for volume furniture manufacturing with integrated raw material and finished goods storage. Suited to flat-pack and panel furniture operations needing 20,000+ sq ft. Verify HSPCB category — some plots have restrictions on solvent-based finishing.
Purpose-built industrial belt with modern power and drainage infrastructure. Suited to premium retail furniture and modular kitchen manufacturing. Higher rents than Farukhnagar but better spec. Verify CLU permits wood working — not all plots in the belt do.
Best for export-oriented furniture manufacturing needing container ICD proximity. Lowest rents in the NCR HSIIDC network. Suited to flat-pack furniture and knockdown component manufacturing for export. Verify HSPCB category and fire NOC carefully — the lower cost often reflects older compliance infrastructure.
Fire-Cleared · Dust-Ready · Kiln-Verified
From dust collection ducting to kiln feeder load, we match each square foot to how you produce — and to what the fire officer and HSPCB inspector will ask of the building.

Fine wood dust is classified as combustible. A fire NOC issued for general storage does not cover a wood working operation. The building needs centralised dust collection, spark detection, and a fire-rated hopper.

Wood cutting, sanding and finishing typically fall under Orange category. Solvent-based finishing pushes you to Red. Assembly-only can be Green. The category determines your ETP, solvent recovery and air pollution control obligations.

A wood drying kiln draws 100–250 KVA depending on chamber volume. It cannot share a feeder with other machinery — every startup spike trips something. Verify the kiln load against the sanctioned KVA on file.

Stacked solid timber needs 4–6 T/sqm slab loading. A tall wardrobe assembly needs 7–8 m clear height. If either is below spec, the layout has to be redesigned — or the unit is wrong.

A standard 40-ft container loads differently for furniture than for packaged goods. Roller door clearance, apron depth, and trailer turning radius decide whether loading takes 2 hours or 5.
The eight questions that come up most often from furniture manufacturers during a site search.
