Six things only an e-commerce property expert would say. Every one of them has cost an operator a dispatch window, a racking plan, or a fire clearance.

Before you commit to e-commerce fulfilment space in the NCR, six things matter more than the rent. Whether the dock height matches a standard container bed — a mismatch triples unloading time per truck. Whether the floor slab can carry the racking density you need — reinforcement after construction costs more than the lease. Whether the mezzanine you plan to build is covered by the Occupancy Certificate on file. Whether the fire NOC covers high-bay racking and the class of goods you actually store. Whether the last-mile radius to your order density holds up at peak — because that decides cost per order. And whether every step from OC verification to first dispatch is mapped before you sign.
Dock-ready, racking-verified, fire-cleared warehouses across Binola, Luhari, Kherki Daula and IMT Bawal — matched to your order density.
A standard warehouse visit covers rent, sq ft and "loading hai". Here's the level of detail an e-commerce fulfilment operation actually needs.
| Item | Typical check | What UdyogAxis checks |
|---|---|---|
| Dock height | "Dock hai" | Actual height vs 1.2 m standard container bed, dock leveller range (300–500 mm), dock shelter condition |
| Floor loading | "Floor theek hai" | Slab loading in T/sqm — 3–5 for ambient racking, 5–7 for high-bay, 8–10 for mobile racking |
| Mezzanine approval | "Ban sakta hai" | Whether existing OC covers the mezzanine, whether a fresh approval is needed, load calculations on record |
| Fire NOC | "Fire NOC hai" | Storage occupancy sub-class, coverage for racking height, sprinkler density, goods class match |
| Power load | "Connection hai" | Sanctioned KVA, HT vs LT, headroom for conveyor + sortation + HVAC load, CEIG status |
| Dock bays | "Do-teen dock hain" | Bay count vs peak dispatch window, open truck parking for inbound/outbound staging, apron depth |
| Clear height | "Height hai" | Actual metres to underside of beam — 9–12 m for high-bay, 6–8 m for medium racking |
| Column grid | "Column-free hai" | Grid spacing for racking aisle layout — press of racking columns against building columns |
| Last-mile radius | Not usually checked | Actual driving distance to your top 3 delivery clusters, peak-hour drive times, cab/van availability |
| OC use category | "Warehouse hai" | Whether OC covers e-commerce storage + sorting, not just general warehousing; trade licence compatibility |
What e-commerce fulfilment and warehouse space roughly costs across the NCR belt today.
Rates are indicative for 2026. Fulfilment centre rents depend on dock bay count, clear height, floor loading and fire NOC coverage. Built-to-suit grade-A facilities command a 20–30% premium over generic warehouse stock. Call for current live inventory.
What we walk through on every fulfilment centre site visit — because these are the details that decide whether a warehouse works for e-commerce or quietly costs you later.
The five belts most e-commerce operators end up choosing between, and what each is actually good for.
NH-48 highway belt with fast movement to south Delhi, Gurugram and the Jaipur corridor. Preferred by quick-commerce and same-day delivery operators. Newer construction with proper dock levellers and fire NOC coverage. Higher rents but superior dispatch economics for high-velocity fulfilment.
Warehousing clusters with large floor plates and lower rents. Best for Amazon-style mega fulfilment centres and 3PL operations serving NCR-wide and inter-city. Larger plots, modern infrastructure, but 30-45 minute drive to core Gurugram delivery clusters. Suited to bulk storage + slower last-mile hubs.
Lower-cost belt serving west Delhi and Gurugram west delivery clusters. Suited to regional fulfilment centres and dark stores where rent is a bigger factor than peak-hour speed. Rents among the lowest in NCR. Verify building quality — older stock with variable dock and fire infrastructure.
Best for north India distribution hubs and inter-state dispatch. Lower rents than Gurugram belts, close to the ICD for import/export movement. Not suited for same-day delivery into Delhi NCR — 60-90 minutes from core delivery clusters. Suited to bulk inventory hubs feeding smaller regional nodes.
Primarily industrial belt with limited dedicated fulfilment centre footprint. Suited to B2B e-commerce and parts distribution where proximity to manufacturers matters. Higher rents than Bawal. Docks and fire NOC vary widely — verify building by building.

From dock leveller height to last-mile drive times, we match each square foot to how your fulfilment centre operates at peak — and to what the fire officer will ask of the building.

A standard container bed sits at 1.2 metres above ground. If the dock doesn't match, unloading becomes manual and time per truck triples. Dock levellers bridge 300–500 mm of variance — but they can't bridge a design mismatch.

Ambient racking needs 3–5 T/sqm. High-bay pallet racking needs 5–7. Mobile racking and multi-tier mezzanines push to 8–10. If the slab doesn't carry the density, you can't install the racking — and post-construction reinforcement is prohibitive.

A mezzanine that adds usable floor area needs OC coverage. A fire NOC must match the racking height and stored goods class. Either one missing halts operations during inspection.

Last-mile delivery accounts for 40–55% of total e-commerce logistics cost. A warehouse 15 km from the order cluster beats a warehouse 35 km out — same rent, different cost per order.
