6 Truths About Co-Working Space — Before You Sign

Six things only an office-space expert would say. Every one of them has cost a team a fit-out, a lease, or a headcount plan.

OC decides your fit-out — not the carpet area
Parking ratio decides the lease — not the brochure
DG capacity, not panel rating — we check the AMF
Lift count decides peak hour — four is not six
Metro distance decides hiring — not the tower name
Scroll down — every step is mapped

Before you sign an office lease in the NCR, six things matter more than the rent. Whether the Occupancy Certificate actually covers your intended use — most buildings only have partial OC. Whether the parking ratio holds up at full headcount — the brochure ratio is not the deed ratio. Whether the DG backup is sized for full office load or only essential circuits. Whether the lift count can survive morning peak without a fifteen-minute queue. Whether the walk to the nearest metro is real — because that decides your hiring pool. And whether every step from OC verification to fit-out handover is mapped before you commit.

The NCR Office Belt — Who Sits Where

The five belts most office teams end up choosing between, and what each is actually good for.

Udyog Vihar

Largest Floor Plates

Industrial belt steadily converting to office use. Larger floor plates at lower rents than Cyber City. Best for back-office, mid-size corporate teams and IT/ITES operations that need 10,000+ sq ft with dedicated parking. Yellow Line metro access is improving with the extension.

Sector 18

Old Commercial, Mixed Use

Old Gurugram commercial hub. Smaller units, older stock, mixed-use buildings. Best for small teams, support functions and satellite offices that need proximity to Sadar Bazaar and the old city. Metro-adjacent, walkable, established retail ecosystem.

Pace City

Transition Belt

Industrial belt transitioning to office and warehouse mix. Competitive rents, good highway access via NH-48. Best for operations-plus-office setups where part of the space is warehouse and part is back-office. Fit-out quality varies widely — we verify building by building.

IMT Manesar

Industrial-Adjacent Offices

Primarily industrial, with limited office footprint inside plots. Best for manufacturers and plant-adjacent teams needing admin offices within the manufacturing campus. Not a standalone office market — no independent commercial buildings of scale.

IMT Bawal

Minimal Office Footprint

Industrial and warehouse belt with minimal standalone office stock. Suitable only for plant-attached admin offices. Not recommended for teams where office space is the primary requirement.

🏢 Floor Plate & OC — The Lease Starts Here

Carpet area, column grid, slab-to-slab height and the Occupancy Certificate category decide what fit-out you can legally build.

UdyogAxis Insight: A partial OC or a residential OC cannot be converted to commercial use without a fresh application. We check the file before you commit to a fit-out plan.
🚗 PARKING IS NOT A LUXURY — IT'S A DAILY DISPUTE SOURCE 🚗
Basement parking structure

🚗 Parking & Access — The Real Ratio

Basement ECS vs open ground, deed inclusion, entry-exit flow and peak-hour wait times — the four things that decide daily team satisfaction.

UdyogAxis Insight: Brochures quote ideal parking ratios. The lease deed quotes actual allotted numbers. We compare both against your full headcount plan before you sign.
⚡ POWER AND BACKUP DECIDE YOUR ACTUAL SEAT COUNT ⚡
Power and DG infrastructure

⚡ Power & DG — Sanctioned Load, Not Meter Reading

The sanctioned load on file and the DG rating with AMF panel decide whether your server room, HVAC and full headcount can run together.

UdyogAxis Insight: A DG that only covers lights and lifts will not run your AC on a hot Gurugram afternoon. We check the essential vs full-load switchover before you count on it.
🔒 LIFTS, FIRE, HVAC — THE INVISIBLE LEASE COSTS 🔒

🔒 Lifts, Fire NOC, HVAC — What the Lease Doesn't Say

Passenger lift count, Business occupancy fire NOC, and VRV tonnage per sq ft — three things that quietly decide whether the floor works for 200 people.

UdyogAxis Insight: Building-level fire NOC and floor-level fire compliance are two separate documents. Landlords often show only one. We verify both.
🤝 SECURE YOUR CORPORATE FLOOR — MAPPED AND VERIFIED 🤝

🤝 Tech, Access & Location — Decided by Distance

Walking distance to the metro, peak-hour drive time to client hubs, and data trunk routing pathways — the three numbers that decide your hiring pool and daily operations.

UdyogAxis Insight: We measure peak-hour drive times from each shortlisted floor to your top three client locations. A 15-minute difference changes the way your team works.
❓ Common Questions

Questions We Get Asked Before Every Lease

The eight questions that come up most often from corporate teams during an office-space search.

What is an Occupancy Certificate and why does it matter for office leases?
An Occupancy Certificate (OC) is issued by the local municipal authority confirming the building is fit for occupancy and complies with the approved plan. For office leases, the OC must specifically cover the intended use — IT/ITES, corporate, or commercial. A residential or partial OC means your fit-out, fire NOC, and trade licence applications will stall. We check the OC against the exact floor and use before you commit to a fit-out plan.
What parking ratio do I need for a 100-seat office?
For a 100-seat office in the NCR, a 1:100 parking ratio (1 ECS per 100 sq ft of carpet) is standard for IT/ITES. Some municipal norms allow 1:150 or 1:200. Below 1:200 you will have daily parking disputes. Verify whether the parking is real basement ECS or open ground included in the lease deed — they are not the same and tenants regularly discover this difference after signing.
What DG backup do I need for an IT office?
Full-load DG backup for an IT office runs roughly 1 KVA per 100 sq ft of air-conditioned area. A 20,000 sq ft office typically needs a 200–250 KVA DG with an AMF panel and at least 8 hours of fuel storage. If the DG only covers essential circuits (lights and lifts), that is a different specification and often insufficient for server rooms. We verify the essential vs full-load switchover on site.
How many lifts do I need for a 50,000 sq ft floor plate?
NCR building norms typically require one lift per 5,000–7,500 sq ft of office area, with at least two lifts per building for redundancy. A 50,000 sq ft floor plate needs 6–8 passenger lifts for acceptable peak-hour performance. Brochure counts often include service lifts — verify passenger lift count separately. We measure peak-hour wait times at the shortlist stage.
What sanctioned electrical load do I need for an office?
A standard air-conditioned office runs on 1 KW per 100 sq ft of carpet area as a rule of thumb. A 10,000 sq ft office needs roughly 100 KW sanctioned load. If the load is below this, either your HVAC or your fit-out density has to be reduced. We verify the sanctioned load against your actual headcount plan and HVAC specifications.
What is the difference between super area and carpet area?
Carpet area is the usable floor area within the walls of your office. Super built-up area includes a proportionate share of lobbies, staircases, lifts, and common areas — typically 25–40% higher than carpet. Commercial leases in the NCR quote rates on super area, but fit-out and seating capacity depend on carpet area. Always ask for both, and verify the loading percentage in the lease deed.
What fire NOC category do I need for an office?
Offices fall under the "Business" occupancy category under Haryana Fire Safety norms. The fire NOC must match the actual floor, headcount, and use. A NOC issued for retail or industrial use does not cover an office fit-out. The building-level fire NOC and the floor-level fire compliance are separate documents — verify both before you sign.
How do I choose between Udyog Vihar, Sector 18 and Pace City for an office?
Udyog Vihar offers larger floor plates at lower rents, best for back-office and mid-size corporate teams; metro access is improving with the Yellow Line extension. Sector 18 has older stock, mixed-use buildings, and smaller units — best for small teams and support functions. Pace City is transitioning from industrial to office use, with competitive rents and good highway access. The right choice depends on your headcount, parking needs and where your team lives.
